Only that coastal properties must be purchased via fideicomiso or a Mexican corporation. 


A bank trust that allows foreigners to own property in restricted zones (within 50 km of the coast). You retain all ownership rights; the bank holds title in trust. It’s renewable every 50 years.  


Not required, but highly recommended for paying utilities, HOA fees, and receiving rental income.
